Frequently Asked Questions

Everything you need to know about Gold Coast retirement villages.

How much does a Gold Coast retirement village cost?

Entry prices vary widely — from around $395,000 for more affordable villages to over $1.8M for premium waterfront communities. Most villages in the $500k–$900k range offer a strong mix of quality and lifestyle. The quiz will help narrow this down based on your budget.

What are weekly fees and what do they cover?

Weekly fees (also called general service charges) typically range from $120–$250 per week on the Gold Coast. They cover maintenance, council rates, building insurance, garden upkeep, and shared facilities like the pool, gym and common areas.

What is a deferred management fee (exit fee)?

A deferred management fee (DMF) is charged when you leave the village. It's typically calculated as 2–5% of the entry price per year, up to a cap (often 20–30%). Some villages like Ingenia's Seachange offer no-DMF arrangements — a significant advantage worth considering.

What's the difference between a retirement village and aged care?

Retirement villages are independent living communities for active seniors — you own or lease your home and live independently. Aged care (nursing homes) provides 24-hour care for people who need significant daily assistance. Many retirement villages offer a pathway into care as needs change.

Can I sell my unit if I want to move?

Yes. You (or your estate) can sell your unit, though the process and fees vary by village. Some villages handle resales themselves, others allow private sales. Always review the Residence Contract carefully before entering any village.

Do retirement villages accept pets?

Many Gold Coast retirement villages accept small pets, subject to approval. This varies by village and even by unit type within a village. If this is important to you, make sure to confirm when enquiring.

How long is the waiting list?

It varies significantly. Some villages have immediate availability (Living Choice Parkwood currently has good availability), while others like Cypress Gardens may have a 2–4 month wait. Timeline is one of the questions in our quiz so we can match you accordingly.
